When Does a Roof Need Replacing Rather Than Restoring?
The decision between restoration and replacement hinges on the structural integrity of the existing roof material, not just its age or appearance. Terracotta tiles that have delaminated or fractured through the body (not just the glaze) cannot be coated back to serviceable condition. Concrete tiles that have carbonated to the point where they shed surface material under water pressure are past restoration. Corrugated iron with rust-through (not just surface rust, but actual perforations) needs replacement, not repainting. We make this determination honestly at the inspection stage, and we show clients the specific sections that drive the recommendation. If restoration will hold for another 15 years, that is what we quote. If it will hold for two years before the same problems recur, we say so.
Sarking: the Detail That Makes a Difference in Central Victoria
Sarking is the reflective or breathable membrane laid over the rafters before the battens and roof cover go on. Strip and Structural Inspection
Old roofing is stripped. We walk every rafter and check for rot, termite damage, undersized timber or failed connections before proceeding.

Structural Rectification
Any identified rafter, batten or fascia issues are addressed at this stage. We document and quote any additional structural work discovered during strip.

Sarking Installation
Breathable reflective sarking is draped over rafters and lapped correctly. This adds a meaningful thermal and secondary waterproofing benefit.

How long does a full roof replacement take?
Timing depends on roof size, access, weather and the agreed scope. The expected schedule is discussed after inspection.
Do I need to leave the house during replacement?
The roof is open to weather during the strip phase, typically for less than a day. We coordinate this around forecast conditions and work as continuously as possible to minimise exposure. You can generally stay in the house.
What happens if you find rotten rafters under the old roof?
We photograph and document what we find and contact you before proceeding. Structural repairs are quoted separately and you decide how to proceed. We won't price structural work into the original quote without having seen the condition first.
Is sarking required by the building code?
Sarking requirements under the NCC depend on the roof type, pitch and climate zone. Bendigo sits in a zone where sarking is required for some configurations. We include it as standard on all replacements regardless, as it is the right call for the climate.
Can I change from tiles to Colorbond in a replacement?
Yes. A full replacement is the natural opportunity to change roofing systems. The main consideration is that the structure must be appropriate for the new system, though switching from heavy tiles to lightweight Colorbond rarely presents a structural problem.
Does the 10-year warranty cover the structural timber as well?

We do not remove asbestos containing materials ourselves. If asbestos is identified during inspection, we advise you to engage a licensed asbestos removalist before we proceed with the roofing work.
