Why Flashing Failures Are Hard to Diagnose
A chimney flashing failure in the upper section of a roof can deliver water to the ceiling cavity directly over the chimney breast, or it can channel water along the top plate of the wall and deliver it to a ceiling stain a metre or more away. Valley iron that has rusted through at a low point can shed water that travels along the batten, drips onto the sarking, runs down to the eave and enters the wall cavity, appearing as a damp mark at the top of an external wall that looks like nothing to do with the roof. How do I know if my valley iron needs replacing?
Signs include rust staining on tiles adjacent to the valley, visible holes or thinning when inspected from above, and leaks that appear in the ceiling below the valley line. We can inspect and confirm.
Can you repair flashing without removing tiles?
Minor flashing repairs, such as resealing a lifted flashing edge or patching a small perforation, can sometimes be done without tile removal. Valley iron replacement and step flashing replacement generally require the adjacent tiles to be lifted.
What is the difference between a step flashing and an apron flashing?
Step flashings are individual pieces that step up a sloped junction (such as a chimney or wall on a pitched roof), interlaying with the tiles as they go. An apron flashing is a single piece covering the lower horizontal junction at the base of a chimney or wall.
My chimney flashing is leaking. How serious is it?
A leaking chimney flashing should be addressed promptly. Water entering at the chimney base often runs down the inside of the chimney breast into the ceiling space and can saturate insulation and ceiling material before it becomes visible. Left unrepaired, it will also damage the mortar joints in the chimney itself.
